About us

Imoveiscomerciais.com is a part of the Brazil Estates group (www.brazilestates.com), which only works with real estate for large investors, hotels and developers.

We usually work search driven - as buyer's agents - and secure land, complete projects and JV. Our clients include listed international developers and investment funds. Projects are typically in the $5 to$50 million range, with a certain bias towards the high end market.

We select investment property in Brazil based on market potential, planning issues, ROI, time horizon, risks, and exit strategies.

Our partners - principals only - are developers with hands-on experience in large European, US and Brazilian projects, and speak English, Spanish, Portuguese, French, Dutch and German.

Clients benefit from our deep inside contacts and knowledge of the Brazilian market, laws and negotiations. But also, from our understanding of what international clients want, and from a seamless and clear communication.

We take on only a handful of clients per year, so as to provide each client with a very complete assistance.

Andy Gruber

Mr Gruber has been acting in the real estate market since 1984 having practiced in architectural projects and acted as a project executive in design & construction in commercial, residential and mixed use real estate developments in Brazil, US and Europe. His experience ranges from acting in all phases of developing a project since its architectural conception through the actual operational commissioning, delivery and acceptance of the project
.

  • Mr Gruber has been a Director and Senior Project Manager for Design & Construction for the international development firm of Tishman Speyer Properties in Brazil and in the US, where he was responsible for managing projects with budgets raging from USD$30MM to upwards of USD$100MM, acting in the following projects: North Tower, Rochavera Plaza, Reserva Granja Julieta and Colorado Center. Prior to this position, he was President of Transnational Properties in Florida/USA and responsible for the Swissotel Miami Beach Hotel and Convention Center (formerly known as the Carillon Hotel and currently being developed as Canyon Ranch Hotel & Spa Miami Beach). Also in Brazil, as Managing Director of Servplaza Hotelaria e Empreendimentos, he was responsible for the hospitality implementation of the World Trade Center São Paulo. In the international market he worked at Arquitectonica International recognized as one of the most creative architectural design firms in the world where he was Architect and Project Manager for the new headquarters of the Banque de Luxembourg project in G.D. Luxembourg and other projects, both in the US and France.

  • Mr Gruber received his Bachelor degree in Architecture and Urbanism from the Mackenzie University School of Architecture and Urban Planning in 1983.

 

Julian Villacorta

Mr Villacorta has been working in the real estate industry since 1990. He has worked in commercial, residential and mixed use projects in Brasil and abroad. His experience encompasses working in all the phases of a real estate development from the initial identification of the opportunity until the investment liquidation through a timely exit strategy.

  • Mr Villacorta was Director/Country Manager for Cargill Value Investment in Brazil where he managed an investment book of USD 100MM he was responsible for sourcing, underwriting and investing in a variety of residential real estate projects in São Paulo. Prior to that he was Director responsible for all new business development activities at Tishman Speyer properties were he worked in multimillion dollar office projects such as Torre Norte, Rochaverá Plaza, Rochaporá/Marriot. Before that he has held different managerial positions in the largest international property consultants Cushman&Wakefield, Jones Lang Lasalle e Richard Ellis and has worked in Madrid, Spain in a joint venture between a local construction group and Colliers international, this gave him the opportunity to participate in projects in Barcelona, London, Lisbon and several other Spanish cities.

  • Mr Villacorta received his Law degree from USP University of São Paulo in (1989) and earned his MBA from the University of Brighton in the UK in  (1994). He is a member of the Brazilian Bar Association (OAB) since 1990.

 

Philippe De Smedt

Philippe De Smedt has been in real estate since 1996, after a career in marketing at companies like P&G and Quick Restaurants.

Philippe was marketing director of this successful 350 unit retail chain, where he directed the expansion strategy and location studies apart from running a $10 million advertising budget.

He also provided expansion and location consultancy for various retail companies in the GIB / Carrefour group.

Next, he moved to Spain where he became Strategic Business Director of luxury developer La Perla International Living, and implemented business plans and master plans for major developments like the Monte Mayor golf course.

Since 2004, he is living in Brazil where he founded Brazil Estates, which sources real estate for large international investors like Itacare Capital, Raven Mount, as well as private HNWI.
